This is a family friendly complex. Quiet hours are STRICTLY enforced between 10 PM- 9 AM.

Enjoy this ground floor 2 bedroom, 2 bath condo located on a scenic stretch of the Guadalupe River with breathtaking views! This first floor condo has a spacious covered patio with a propane BBQ grill and comfortable furniture. Enjoy a cup of coffee in the morning or a glass of wine in the evening. With direct river access just steps away, you’ll want to spend your afternoons tubing, rafting, kayaking, canoeing, fishing, swimming or simply relaxing in a chair in the water watching tubers go by. Rio Rafts is right next door for tube rental and shuttle service. You can also take a dip in our refreshing pool. This complex has covered parking for one vehicle and an elevator.

Our condo is not just a rental, it is our home away from home. It comes fully furnished with TV (with firestick, no cable) in the comfortable living room with free WiFi, a fully stocked kitchen including toaster, blender, coffee maker, and more. The master bedroom has a King sized bed with premium sheets and bedding and a private bathroom. The second bedroom has 2 Queen size beds. Guest bathroom is conveniently located near the living room and second bedroom. High quality linens are provided for all beds and bathrooms. This condo is on the first floor with great views of the Guadalupe River.

Guests must be 25 years of age or older to make a reservation and must be staying at the property. This condo comes with 2 parking passes and 6 wristbands. If you have more than 2 vehicles there is additional parking less than 1 mile away. No trailers, campers or RV's allowed. No portable grills or open flames. No smoking inside the condo or on the patio. No pets allowed. Family friendly condo with no tolerance for profanity or vulgar music. This condo has a maximum occupancy of 6 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed.

If you want to venture out, visit Schlitterbahn, the World’s Best Waterpark in New Braunfels or spend the day in Gruene, shopping, visiting the wineries or dancing the night away at the infamous Gruene Hall. Natural Bridge Caverns, Wimberly, and the San Marcos Premium Outlets are a short drive away. Canyon Lake is less than 5 minutes away where you can rent boats or jet skis. The whole area is full of small music venues like Whitewater Amphitheater (less Than 5 miles away). Maybe your ideal vacation is all about fly fishing. January and February are prime fishing months here.

**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. We are not allowed to give you more parking passes, if you have more than 2 vehicles there is additional parking less than 1 mile away. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.   This place is so clean and beautiful! It was much bigger than I thought it would be. Beautiful view of the river. We can’t wait to come back! My only complaint is the amount of light that comes in at night due to lights right outside the window. We draped the extra blankets over the curtains and it helped!

  With the limited travel options this summer, we decided to rent a condo in New Braunfels. We were extremely happy with the condo. It was clean, updated, and right on the Guadalupe River. Only complaint is the check in processes of picking up the keys at a different location, more than 20 min away. The last thing one wants to do is add extra time and an extra stop when already driving from another city.

  Check in was easy and the condo is very nice and had everything we needed. The river access is beautiful, but there’s a short hike uphill to get back. That could be difficult for some. The only down side is the cost $1000 for a 2 night stay is pretty expensive. $300/night + taxes + fees+ $125 cleaning cost. We usually stay here but will probably try to find something a little less pricey so we can stay longer next time.

  This is a very nice river condo, new and nicely decorated. Appliances, countertops, furnishings were all updated and modern. Clean and comfortable. Gated parking. Great view of the river. Good communication.
  
  It is very close to the “horseshoe” on the Guadelupe River. Several outfitters available close-by for tubing. We had our own tubes and used the public access point to float the horseshoe. Not too far from town, if you want to drive in and float the river in New Braunfels.
  
  We’ve stayed in a couple of places nearby that were more like a “river cabin” - comfortable but not what I would describe as nice. This place is not like that at all. It’s a condo overlooking the river. Would definitely stay here again,
